Here is a number most Hong Kong cleaning company owners do not expect. A full software and AI stack for a 45-person commercial cleaning contractor, covering scheduling, a field staff app, AI assistants for the office and WhatsApp automation, costs about HK$7,900 a month. One full-time cleaner paid the statutory minimum wage of HK$43.1 an hour for a 48-hour week costs about HK$8,965.
That does not mean software replaces cleaners. It cannot mop a floor. It means the admin work around the cleaning, from quotes and rosters to reminders and complaints, is now cheaper to automate than most owners assume. This page answers the buying question directly: what each tool costs in October 2026, which ones actually work in Hong Kong, three realistic budgets in Hong Kong dollars, and where every option falls short. Prices are public list prices converted at HK$7.8 to the US dollar. Where a figure comes from a third party rather than the vendor, we say so.
How much do AI tools cost a Hong Kong cleaning company in 2026?
A small owner-run residential cleaning team can start for about HK$460 a month. A ten-person company running homes and offices should budget around HK$4,300 a month for scheduling, AI assistants and WhatsApp automation. A commercial contractor with 15 office staff and 30 cleaners lands near HK$7,900 a month, before card and messaging fees.
Reference prices at a glance (October 2026, US dollars per month)
--- ZenMaid (maid service software): Starter US$19, Pro US$39, Pro Max US$49, per CostBench (verified 14 June 2026). GetApp lists extra per-user fees of US$4, US$14 and US$24 on those plans, and CostBench lists SMS at US$14 per 125 messages.
--- Jobber (field service software): Core US$49 for one user (US$29 billed annually), Connect US$139 for one user, Grow US$199 for one user, Plus from US$499, with Grow at US$399 for 6 to 10 users and extra users at US$29, per Fieldproxy's price check of Jobber's official page (a competitor's summary, re-checked 1 October 2026). --- ChatGPT Business: US$25 per user billed monthly or US$20 billed annually, with admin controls and business data terms.
--- Wati (WhatsApp automation): Growth US$69, Pro US$149, Business US$349 billed monthly, or US$59, US$119 and US$279 billed annually, per a Macha review checked against Wati's pricing page on 19 September 2026. WhatsApp message fees from Meta are charged on top.
Which cleaning software actually works in Hong Kong?
Most popular cleaning software is built for North America. It works in Hong Kong for scheduling and quotes, but built-in payments, SMS credits and review tools often assume a US or UK market. Hong Kong customers book on WhatsApp, expect Cantonese, and pay by FPS or bank transfer, so plan to pair any platform with a separate messaging layer.
The clearest example is payments. Jobber's own help centre lists Jobber Payments as available in the United States, Canada and the United Kingdom only. A Hong Kong company can still use Jobber for scheduling, quotes and job records, but it will collect money another way and reconcile by hand.
ZenMaid and BookingKoala are both priced in US dollars and built around US maid services. Their SMS reminders are useful in America, where customers expect texts. In Hong Kong, a reminder that does not arrive on WhatsApp is often simply ignored.
Connecteam is the most location-neutral tool on this list. It is a staff app for rosters, task checklists, GPS clock-in and photo reports, and its free plan for up to 10 users makes it the easiest first step for small teams.
Questions to ask any vendor before you sign
--- Does it send confirmations and reminders on WhatsApp, or only SMS and email?
--- Can customers and staff use it in Chinese?
--- Where is customer data stored, and can you export it if you leave?
--- Is the price per company, per office user or per cleaner?
What does a realistic monthly budget look like?
Three realistic stacks cover most Hong Kong cleaning businesses: about HK$460 a month for an owner-run residential team, about HK$4,300 for a ten-person home and office cleaner, and about HK$7,900 for a commercial contractor with 45 staff. Each figure uses public list prices and excludes card fees and WhatsApp message charges.
Stack A: owner-run residential team (owner plus up to 5 cleaners), about HK$460 a month
--- ZenMaid Pro US$39 for bookings, recurring jobs and reminders.
--- ChatGPT Business, one seat billed annually, US$20 for quotes, cleaning checklists and replies.
--- Connecteam free plan for rosters and photo proof of each job.
--- Total US$59, or about HK$460. If ZenMaid's reported per-user fees apply to all five cleaners, the total rises to about HK$1,000.
Stack B: ten-person home and office cleaner, about HK$4,300 a month
--- Jobber Grow for 6 to 10 users, US$399, for quotes, scheduling, invoices and job history.
--- Jobber AI Receptionist add-on, US$29.
--- ChatGPT Business, two seats billed monthly, US$50.
--- Wati Growth, US$69, for WhatsApp confirmations and enquiries.
--- Total US$547, or about HK$4,267, plus WhatsApp message fees.
Stack C: commercial contractor (15 office and supervisor users, 30 cleaners), about HK$7,900 a month
--- Jobber Plus for 15 users, US$699.
--- Connecteam Operations Basic, US$35 billed monthly, for the first 30 cleaners.
--- ChatGPT Business, five seats billed monthly, US$125.
--- Wati Pro, US$149.
--- Total US$1,008, or about HK$7,862, plus message and card fees.
For comparison, HK$43.1 an hour multiplied by 208 hours, a 48-hour week across a month, is about HK$8,965. Even Stack C costs less than one minimum-wage cleaner, and it supports the whole office.
Is Jobber better than ZenMaid for a small cleaning team?
For a residential team of up to five cleaners, ZenMaid is usually the better value: about US$39 a month against US$199 or more for Jobber's Grow plan. Jobber wins once you run commercial contracts, need detailed quotes, job costing and several office users, or expect to grow past ten people within a year.
Where ZenMaid wins
--- Built specifically for home cleaning, with recurring visits and customer notes in one place.
--- The lowest entry price on this page, US$19 for Starter.
--- Month-to-month billing, cancel at any time, per CostBench.
Where Jobber wins
--- Stronger quotes, invoices and job costing for office and commercial contracts.
--- Clear team-size tiers up to 15 users, with an AI receptionist available.
--- A 14-day free trial with no card required, per Fieldproxy.
Where both fall short in Hong Kong
--- Neither is built around WhatsApp, which is where most Hong Kong customers actually reply.
--- Both price in US dollars, so the bill moves with plan changes you do not control.
--- ZenMaid's Starter plan is reported by ToolRadar to cap at 40 appointments a month, which a busy team can pass in a week.
What are the hidden costs and limitations?
The list price is rarely the final bill. Per-user fees, SMS credits, card processing, WhatsApp message charges and add-ons such as AI receptionists can more than double the bill on a small plan, as the ZenMaid example in Stack A shows. Hong Kong privacy law also limits automated marketing messages, and no software fixes a shortage of reliable cleaners on its own.
Costs that appear after you sign
--- Per-user fees: GetApp lists ZenMaid charging US$4 to US$24 per user on top of the base plan; Jobber charges US$29 for each extra user.
--- Messaging: ZenMaid SMS at US$14 per 125 messages (CostBench); WhatsApp conversation fees from Meta on top of any Wati plan.
--- Payments: Fieldproxy lists Jobber's card processing at 2.9% plus 30 US cents where Jobber Payments is available. CostBench notes ZenMaid users typically pay 3% to 3.5% to their card processor.
--- Growth jumps: CostBench reports BookingKoala rising to US$237 to US$597 or more a month for larger teams.
Rules and real-world limits
--- Privacy law: under Part 6A of Hong Kong's Personal Data (Privacy) Ordinance, using customer data for direct marketing without consent can bring a fine of up to HK$500,000 and three years in prison. Promotional WhatsApp blasts need recorded consent first.
--- Data location: most of these tools store data overseas. Tell customers in your privacy notice and keep an export of your job history.
--- Conflicting information: sources disagree on whether ZenMaid offers a free trial (GetApp says 14 days, CostBench says none). Confirm on the vendor's page before you plan around it.
--- Staffing: the Labour and Welfare Bureau's mid-term manpower update of 22 September 2026, reported by HR Online, still projects a shortage of about 130,000 workers by 2028, with city operation among the sectors that stay short. Software helps your existing team do more; it does not hire cleaners.
Where does an AI staff member fit for a cleaning company?
An AI staff member handles the conversation work around the cleaning: answering WhatsApp enquiries in Cantonese, sending quotes, confirming visits, chasing deposits and logging complaints, around the clock. It sits on top of a scheduling tool rather than replacing one. For Hong Kong teams, it fills the WhatsApp gap that US cleaning software leaves open.
UD's AI Staff Solution is built for that coordination layer. It is not a rostering app, a GPS clock-in tool or a payment processor, so a growing team will usually still want ZenMaid, Jobber or Connecteam underneath it.
UD does not publish a fixed price for AI staff. Pricing depends on which roles you hand over and your message volume, and is quoted after a free assessment. If all you need is a booking form and a calendar, ZenMaid at US$39 a month is cheaper, and we would tell you so.
The fair comparison is against the hours your office spends on WhatsApp every week. Our earlier guide to AI for Hong Kong cleaning companies shows which of those tasks automate well, and our breakdown of WhatsApp AI costs in Hong Kong explains the message fees.
Which set-up should you choose?
Choose by team size and contract type. Owner-run home cleaners should start with ZenMaid and the free Connecteam plan. Ten-person mixed teams fit Jobber plus WhatsApp automation. Commercial contractors need Jobber Plus or similar, a staff app for every cleaner, and an AI layer for enquiries and complaints. Always trial one busy month first.
Verdict by buyer type
--- Solo owner or family business: ZenMaid Starter or Pro, Connecteam free, and one ChatGPT seat. Budget HK$300 to HK$1,000.
--- Growing residential brand (5 to 10 cleaners): ZenMaid Pro or Jobber Connect, plus WhatsApp automation once enquiries arrive faster than you can answer them.
--- Office and commercial contractor: Jobber Grow or Plus for quotes and contracts, Connecteam for site checklists and photo proof, and an AI staff member for client communication.
--- Any team losing jobs to slow replies: fix the WhatsApp response time first; it is usually the cheapest win.
Before committing to annual billing, measure three numbers during a trial month: enquiries answered within one hour, no-shows and late cancellations, and office hours spent on confirmations. If none of them moves, the tool is not earning its place.
The bottom line on AI tools for cleaning companies
The cheapest useful start costs about HK$460 a month, and a full commercial stack costs under HK$8,000, less than one minimum-wage cleaner. The famous US tools handle scheduling well but leave the WhatsApp conversation, Cantonese and local payments to you.
Start with the admin job that eats the most hours, price two options side by side, and add the next tool only when the first one pays for itself. UD stands with you, making AI human.
